 -Before, After and Everything in Between...A Case Study of an EVdesign Project-
Westminster London 2013

In 2013 EVdesign was commissioned by a UK client to identify a property in Central London for renovation and subsequent sale. The property needed to be capable of a full redesign, refurbishment, decoration and  onward  sale within six  months. The client was also seeking a 10% return on the investment over this six month period (20% pa).


A property was located in the highly desirable area of Westminster London in a heritage residential block and was described as a 1 bedroom 50 sqm flat. It was in an unttractive condition with its last significant renovation being in the 1970's.  The flat was poorly maintained, and needed a complete makeover.  The lack of love and care by the previous owner was both a challenge and an opportunity to transform this flat from "disaster to desirable!" 


Adopting a modern theme but protecting and enhancing the heritage features, EVdesign worked with the client to transform a tired undesirable flat into a magnificent modern apartment with heritage charm. The project was completed on time and on budget and resulted in the client doubling his targeted financial return.


The photos to the left are samples of the flat before renovation and the flat after the Interior Design renovation. It is important to note that carefully and thoughtfully selected funishings and decorations added significantly to the design theme and was a major factor in securing a rapid sale.


The project consisted of a full internal demolition of all non structural walls and the stripping out of all furnishings and fittings.  The work included new plumbling, new wiring, newly configured  internal walls, new flooring, new tiling, new kitchen, new bathroom along with additional heritage architraves, cornice, rosettes, doors and door hardware. The flat was then painted throughout.


Decorations and furnishings were selected to carry through the modern theme and enhance the built environment. As the flat was small it was important to select items that were both functional for the space but importantly enhanced the perceived sense of size and comfort. Light and bright colours complemented the new efficient and eye catching  design resulting in a final product that had the 'wow' factor. Curious neighbours were shocked to see the transformation and delighted to contemplate what might be possible with their own flats.


Overall a great result was achieved both from a Interior Design and financial perspective and the flat achieved a record sale price for the area.  The careful, innovative and thoughtful design & project management of EVdesign were the keys to the project's success.
